2.  Are pets allowed within the resort?

 

Yes...however, pets are to be kept on a leash at all times when in the common areas or outside your home.  Pets must not be left unattended for extended periods of time.  Pet owners are responsible for immediate clean up after their pets.  Vicious, noisy and otherwise unpleasant pets will not be allowed to remain in the resort.  Pets are not allowed in the pool area or indoor facilities.

4.  What about down-payment and financing?

 

Purchaser agrees to a 10% down payment to secure the lot and current home price.

 

Purchaser agrees to the following draw schedule for the construction of his home.  The 10% down payment is not considered toward this draw schedule.  Draws are applied to the following phases of construction.

 

First Draw (30%) - Footing, Foundation, Sub-Floor, Framing

Second Draw (30%) - Metal Roof, Vinyl, Electrical Rough-in, Plumbing Rough-in

Third Draw (30%) - Interior Finish, Cabinets, Appliances

 

5.  What about Insurance?

 

Insurance on homes range between $500 and $900 annually depending on the size of your home and amount of coverage.

 

6.  Information on Taxes.

 

Property taxes in the state of Mississippi are based off a millage rate. The millage rate is .0725% of the purchase price of the home.

 

7.  What information can you provide regarding Utilities?

You are responsible for your own electricity, utilities and telephone.  Please call Tishomingo County Electric at (662) 423-3646; Short Coleman Park Water at (662) 424-0017; AT&T at 557-6500.

Utility rates are among the lowest in the country.  The rates will vary depending on the amount of time spent in the home.

Water bills average between $10 to $15 per month, depending on usage.
